End-of-tenancy lock changes — done properly

Every responsible landlord changes the locks between tenants. It protects the new tenant from any keys the previous tenant may have copied, it protects the landlord from disputes about who had access to the property between tenancies, and it satisfies the duty of care that comes with letting residential property in the UK.

Our end-of-tenancy lock change is a single, predictable line item on the changeover budget — typically £99–£139 per door fitted including a BS3621 mortice or TS007 3-star anti-snap cylinder. We attend on the date you specify, photograph the existing hardware on arrival, replace to British Standard, supply 3 new keys per cylinder (more available on request), and email an itemised invoice the same day. The old hardware is bagged and handed to the property manager.

Portfolio rates and 30-day invoicing for established accounts

Discounted portfolio rates apply from the second property onwards. We hold a list of your standard hardware preferences (cylinder brand, BS-rated mortice spec, handle finish) so each changeover does not require a fresh quote — you book, we attend, we invoice. For larger portfolios we can hold spare master cylinders in our office for immediate dispatch, and we can route keys directly to a letting agent or holding office.

30-day invoicing is available for established accounts. Monthly statements with every job itemised, VAT-receipted, with photos and BS / Kitemark documentation as standard for your audit trail. Account-managed by a single point of contact in our office who knows your portfolio and your preferences.

Master-keyed portfolios — one key for you, one for each tenant

For HMOs and multi-property portfolios a master-keyed suite is transformational. Each tenant gets a key that opens only their own door (and any communal areas they need). You as the landlord hold a master key that opens every property in the suite — useful for emergencies, gas safety inspections, EICR checks and end-of-tenancy access without having to coordinate key handovers with multiple tenants.

Restricted-profile master suites (ABS, Mul-T-Lock, EVVA, Ingersoll Impressions) prevent unauthorised key duplication — spare keys can only be cut by us, against your registered security card. Lost tenant keys can be cancelled out of the suite by re-pinning the affected cylinder without rekeying the entire portfolio.

Eviction lockouts and court-order attendance

Eviction lockouts must be carried out by an HCEO (High Court Enforcement Officer) under a valid possession order — locksmiths cannot legally evict a tenant on a landlord's word alone. Where a possession order has been granted and an HCEO is attending to enforce it, we attend alongside the HCEO to gain non-destructive entry, change the locks immediately the property is repossessed, and supply new keys directly to the landlord or agent.

We require 24-hour notice for eviction attendance and the HCEO must be present throughout. The work is itemised on a dedicated invoice that names the case reference and the enforcement officer, so the cost can be recovered from the former tenant where the court order permits.

Emergency tenant call-outs — handled directly so you don't have to

Tenants lose keys, slam doors behind them, snap keys in locks and discover broken UPVC handles. As a landlord you do not necessarily want to be the first point of contact at 2am. We offer a direct-tenant emergency line where authorised tenants on your portfolio can call us directly, we attend, fix the problem, and invoice the landlord (or the tenant, depending on the agreed protocol).

Common protocols: tenant pays for lockouts caused by their own negligence (lost keys, locked out); landlord pays for genuine hardware failure (failed gearbox, broken cylinder, hinge failure). The engineer makes the determination on site and the invoice goes to whichever party is responsible. Disputes are rare and we are happy to provide photographic evidence of the failure mode to support the determination.

HMO licensing, fire-door compliance and gas safety access

Licensed HMOs are subject to specific door and lock requirements: fire doors with appropriate closers and intumescent seals, thumb-turn cylinders on bedroom doors (so occupants can exit without a key in an emergency), and approved locks on the communal final exit door. We install and certify HMO-compliant hardware to BS EN 12209 / 1634-1 with documentation for your local authority licensing officer.

Annual gas safety inspections, EICR electrical certifications and PAT testing all require physical access to the property. A master-keyed portfolio plus our priority booking removes the coordination headache — book once, we attend, no tenant rendezvous required.

Communal access — door entry, intercoms, fobs

For blocks of flats and HMOs we install and maintain communal door entry systems — Paxton, Salto, Comelit and Doorking — with fob-based access for tenants, time-limited fobs for cleaners and contractors, and remote-issue / remote-cancel for lost fobs. Audit logs tell you exactly who entered the communal door at what time, which is invaluable in disputes and incident investigations.

Mailbox lock replacement is a high-volume sub-service for HMO landlords — DAD, Renz, Burg-Wächter and Easyfit systems all replaced from van stock, with bulk pricing for whole-block replacements following changes of management or after security incidents.
